Woodlawn Chilled Water Plant

Presented to the H.F. Lenz Company for the innovative use of 3D modeling
in developing the mechanical systems for a retrofit of the U.S. Social
Security Administration's chiller plant.The project objectives and
requirements included: improving the reliability and redundancy of the
plant; providing for the maintainability of the facility; improving the
operating efficiency and controllability of the plant; and minimizing the
impact of the modernization process on the daily operation of the facility.
To provide the best solution for addressing the existing chiller plant
deficiencies and meet GSA's project objectives, the H.F. Lenz Company
thoroughly evaluated four options. The newly renovated chilled water
plant accomplished all of the following:

Supplied sufficient capacity to address projected future loads |

Utilized a simplistic piping and equipment arrangement |
 |
Provided redundancy during a majority of the cooling season |
 |
Required the least amount of maintenance |
 |
Simplified the control system |
The plant was contained in a fixed-space area, which was already
tightly packed with equipment. Highly detailed 3D models were
developed of the existing equipment layout including piping, equipment,
conduit, structural members, etc. This allowed H.F> Lenz Company to
work through the space constraints while precisely placing equipment,
verifying pipe routing; maintaining clearances required for future
equipment installation; and identifying phasing schemes to allow the plant
to remain in service during construction. The drawings provided the
General Services Administration and the Social Security Administration
with a detailed visualization of the project during design. This resulted
in less confusion during the bidding process, and ultimately, more
accurate and competitive bids. Through team work and coordination,
the chilled water plant renovation was completed on time and within
budget. |
